How to Remove Algae and Mildew From Vinyl Siding

How to Remove Algae and Mildew From Vinyl Siding
February 25, 2026 7 min readBy Can Do Pressure Washing

That green and black growth creeping up your vinyl siding is not dirt you can hose off. It is living algae and mildew, and in humid East Tennessee it comes back fast if you only knock it loose. The good news is that removing it for good is straightforward once you understand what it is and stop treating it like plain grime.

What is actually growing on your siding

The green streaks are usually algae. The black spotting is mildew and mold. All three are living organisms that feed on moisture, shade, and the fine layer of pollen and organic film that settles on your walls. East Tennessee gives them everything they want: humidity, plenty of shade, and a heavy pollen season. That is why siding here grows green faster than siding in a dry climate.

Because it is alive, it has roots. And roots are the reason it keeps coming back.

It is not dirt. It is a living thing with roots. Rinse the top off and it grows right back. Kill the roots and it stays gone.

Why high pressure is the wrong tool for vinyl

A lot of homeowners grab a pressure washer and crank it up. That is a mistake on vinyl for two reasons.

  • It can damage the siding. High pressure cracks and chips vinyl and can force water behind the panels, where it sits and causes bigger problems.
  • It does not actually kill the growth. Blasting the algae off the surface leaves the roots in place, so the green is back in a matter of months.

So you get the worst of both worlds: potential damage to your home and a problem that returns. Turning the pressure up higher is not the answer.

Why soft washing is the right way to remove it

Soft washing uses low pressure paired with a cleaning solution built to kill algae, mold, and mildew. The solution does the work. It kills the growth down to the root, and then we rinse the siding clean at a pressure that is safe for vinyl. Because the roots are gone, your siding stays clean far longer than it would if you just blasted the surface.

Soft washing is also gentle on everything around the siding. It will not chip the vinyl, will not strip paint off trim, and will not drive water where it should not go. It is the method built for exactly this problem.

Can you do it yourself?

You can spot-treat small areas, but there are real reasons most homeowners leave a whole-house job to a pro.

  1. Reach and safety. Getting the upper sections of a two-story home clean means ladders and equipment that reach up safely.
  2. The right solution and mix. Too strong can harm plants, too weak does not kill the growth. Getting the mix right matters.
  3. Even results. A pro gets consistent coverage so you do not end up with clean streaks next to green ones.
  4. Protecting your landscaping. The plants and shrubs at the base of your walls need to be looked after during the wash.

How to keep it from coming back

Once your siding is clean, a few habits keep the algae from taking over again.

  • Wash on a schedule. A yearly soft wash keeps the growth from ever getting established.
  • Trim back plants and branches touching the walls, since they hold moisture against the siding.
  • Keep an eye on the shady, north-facing walls, which grow green first.
  • Handle streaks early instead of waiting until the whole side is covered.
